Pricing Your Home

Why is it important to accurately price your home?
I get a lot of questions from clients about how to accurately price their homes. I think that home pricing is crucially important if you want to get top dollar on your property. Plus, your home price functions as a marketing tool, so it needs to be attractive, and well thought-out. I have a few reasons here why pricing is important for selling your Jonesboro home.

  1. Savvy Buyers: Buyers today have a lot of technology at their disposal, and they are more aware than ever of what an accurately priced home looks like. You cannot underestimate the knowledge of an average buyer.
    • We have a phone app called Local Homes, and this is just one example of the technology that buyers are using today. With this app, buyers are alerted to properties in their search criteria, so they will know a price range for the homes that they are looking for. Buyers can compare thousands of properties to yours and determine if the price is right.
  2. Buyers shop online: 97% of buyers are now finding their homes online. This means that they have perused hundreds, if not thousands, of properties before they see yours. They will probably take a virtual tour of your home and have a pretty good idea of what they should have to pay in regards to what your home is being offered at. If it's not in line with what they think they should pay, they will not even bother checking back with you.
  3. Don't Let Your Home Become an Example: What I'm talking about is when a realtor shows your house to a client, and then takes this client down the street to another property that is priced more appropriately in comparison. Perhaps someone shows your home for $250K and then walks down the street to a similar home that is priced at $225K. Same home, same neighborhood, but different price. Which home do you think would be more attractive to a buyer?
