As summer winds down, sellers whose homes have sat on the market unsold for months start to wonder if they’ll have to wait until next year to sell their home. After all, your chances of completing a successful sale in the fall and winter months are much slimmer, right? Contrary to popular belief, that’s actually not true.
Just before summer, we tend to see an influx of new listings come on our market, which, in turn, brings out the “Sunday shoppers,” as we like to call them. Suddenly, business really picks up; our phones start ringing off the hook and internet leads pour in, but it doesn’t take us long to realize that half of these supposedly interested buyers are just nosy neighbors.

It’s important to understand that when you list your home in the warmer months of the year, you will have more showings, but the bulk of them won’t be with serious buyers. It’s in the “off months” that you can expect to see more serious buyers enter the fray.

Well, once the weather changes, the looky-loos and tire-kickers would rather stay in than be out looking at homes with dead grass or leafless trees. But guess who is house hunting during the fall and winter months? That’s right: motivated buyers. You know if a buyer is braving the elements and trudging through the snow to find a new home, they’re serious about it. And for many, it’s out of necessity. Maybe they’re going through a job transfer or they’re a pair of newlyweds who need to get into a home quickly.
