Now that we’re four months into the year, the grass is beginning to green and the trees and flowers are blossoming all around, and those looking to position themselves in our market want to know its current state.
Despite all the for-sale signs that might suggest otherwise, inventory is moving right now and good listings aren’t staying on the market for long. Properties that are presented as clean, well kept, and at a price in line with the market are selling in a hurry.
Given these conditions, a home that remains on the market anywhere from six months to a year probably has an issue that’s preventing it from selling at the same speed as most of our inventory—incorrect price tends to be the main culprit.

Sellers are in a position to earn top dollar on their home sale, but if you’re looking to sell, you’ll need to price within market parameters so as to not price yourself out of the market. With that in mind, your initial list price is really just a starting point to build on.
