Having an inspection done is part and parcel of the home buying process, but is a home inspector the best option in any and all circumstances? The purpose of today’s message is to answer that question.

Typically, inspections cost somewhere around $400 to $600 in our area, and most buyers are quick to call up an inspector to look at the property they’re purchasing without a second thought.

Before you do the same, consider this: If there’s a specific item of the home that raises concerns for you, such as an issue with the roof, wouldn’t it make more sense to contact a professional roofer first?

If there’s a specific item of the home that raises concerns for you, wouldn’t it make more sense to contact a licensed professional first?

A licensed roofer will be better equipped to give you a solid, well-informed estimate of value; that’s simply one example—if something doesn’t seem quite right with the plumbing, bring in a licensed plumber.

Then, you can return to the seller, share the findings from that licensed professional, and confidently let them know that this person or company can take care of the problem. In turn, the seller won’t have to shoulder the task of hiring someone on their own.
