How Have Market Numbers Changed Since Last Year?

We’re halfway through the summer already, so I thought now would be the perfect time to give you an update on what’s been happening in the market this season.

When we compare this July’s numbers to those from July of 2016’s, there are a few notable differences.

Last year at this time, we were at an average of 97 days on market. That number has risen to about 107 days on market for what we’re seeing this year.
We’re seeing a hot market right now.
But despite the fact that homes are moving a little more slowly, there are actually fewer listings on the market right now than there were in 2016.

In July of last year, there were 870 active listings compared to today’s 788. I think this decrease in inventory could actually explain why we’re seeing properties moving as slowly as they are.

Buyers would simply prefer to have more options than there are right now, so it may be taking them longer to make a decision. This doesn’t mean they aren’t out searching, though.

Overall sales volume is up. Since 2016, it’s jumped from $179 million to $203 million.
