People always ask me around this time of year if it’s a good time to have their home on the market. Contrary to popular belief, this is actually a great time to have your home listed for sale.

Each and every single year, we see a dramatic drop in the number of listings on the market during this time. This drop in inventory gives you the opportunity to put your house on the market with little to no competition. At the same time, we also tend to see a consistent stream of motivated buyers.

Another benefit of listing during the winter is that your home is already probably in great shape for the holidays. This means you don’t have to do a lot of extra work to have it shown.

Finally, the average list-to-sale price ratio is actually a lot closer to 100% during this time of year than in the spring or summer. During that time of year, there are way more choices for buyers and they end up being pretty aggressive when making offers. However, when they’re seeing fewer houses in the winter, there is more pressure on buyers to give in to what the seller wants.
